400 Wellington, Toronto. This is a small unit of only 102 units in 12 floors. The project is scheduled to be complete in 2012, possibly a bit earlier, as per info. from the builders. We have, at this point, 60 units for our Brokerage before other Brokerages are invited to sell them some time end February/March.
I’ve got a complete list of prices, and the units currently available. The price does not include a parking spot which can be purchased for $35000 each. Around end February/March, the price per square foot is expected to go up to about $530 (on average) and the price for parking, to $42000. Maintenance is $0.50 per sq. ft. These units will not be assignable, unless it is within the family. This means that one cannot “flip” the unit before taking possession. Because it is a small unit, the building does not have a swimming pool/gym, &c as that would raise the maintenance fees. However, it does have security and a meeting/party room. The builders may allow purchasers to assign a unit to another buyer before possession takes place. Here too, once the sale goes public, prices are expected to go up.
